What are floorplan services?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure the home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, a certified appraiser takes measurements of your home with a measuring tool — either a tape or laser measuring device. As they tour the home, they mark the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch out the property. Then, the appraiser types up a report and detailed sketch showing the total living area of the house and the general layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When should I get a floorplan service?

Property taxes

Tax records often reflect incorrect area of a property because the values can come from several sources, and sometimes go unproven — meaning you may be paying for more square footage than you actually have! Unless a certified appraiser has executed a recent appraisal or home measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a measurement service before challenging what you're taxed. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a listing

A measurement service can ensure that you're paid a fair price for your home. Square footage is one of the most important factors potential buyers examine when purchasing a home — but since these values are frequently approximated rather than accurately measured, your home listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of your property as well as the number of interested buyers. The only dependable method of using an accurate GLA when listing your home or property is to reference a recent appraisal or measurement service executed by a certified appraiser (after any remodeling that might have affected square footage).

Information for agents

To ensure that your client's home sells at a price that properly reflects market value, we recommend requesting a home measurement of the property. Your clients, and potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tool to attract potential buyers since they can view the layout and attributes of the home before and after touring.
